大埔宏福苑不是一般的私人物業，屬居屋屋苑，是政府以低於巿價並扣除地價後出售的公共房屋。屋苑在1983年入伙，主要屬兩房單位，實用面積最小430呎。當中有451個單位已補地價（香港居屋以優惠地價降低成本，但在具備完全上市交易資格前需要補回地價差異），即有近八成單位尚未補價，代表不能自由轉讓業權。根據金融管理局向銀行收集的數據，宏福苑的住宅按揭約有300宗，未償還貸款金額約5.4億（港元，下同）。
